The East Bay Real Estate Market has changed substantially since 2005. While the Market remains strong, and in many communities is a Sellers' Market, prices have dropped across the board from their peak in 2005-2006. Averages in many communities are at levels seen in 2003 and in some cases much earlier. Unlike in those markets when many homes sold for well over the asking price, now, even with multiple offers, the homes are selling within a few percentage points, up or down, of that asking price. Obviously, this assumes the home is well priced to begin with. Short Sales and bank owned properties often skew these figures significantly. As always it is imperative that the pricing strategy should be a key topic of your conversation with your Realtor.
